Brickell or Edgewater? Where to invest depending on your goal
Brickell is the financial district and the most liquid rental market; Edgewater is the bay, calmer and roomier. Here is which one fits each goal.
These are the two neighborhoods I am asked about most, and they are only a few minutes apart by car. But they are very different, and choosing between them comes down to one question: what do you want your money to do?
Brickell: the most liquid rental market
Brickell is Miami's financial district: offices, restaurants, public transit and steady rental demand from young professionals. For an investor that means one thing: it is easier to rent and easier to resell.
It is also where most entry-level supply sits. Millux Place starts at $486,300 and Parkside at $572,000; both are designed for flexible rentals and delivered furnished. If you want a brand, The Standard Residences starts at $590,000 by the Miami River.
The trade-off: heavy competition between buildings and more density.
Edgewater: the bay and the space
Edgewater is the waterfront strip that continues north of Downtown. It is more residential and quieter, with waterfront towers and open views. Buyers here usually think second home or long-term appreciation.
Here I often recommend ELLE Residences, 189 one- and two-bedroom residences from $590,000, and Anantara Residences, a hotel-serviced branded residence from $1.8 million.
How to decide
- If your priority is monthly income and a quick resale: Brickell.
- If you want to use it part of the year and value the view and the calm: Edgewater.
- If you want a luxury branded residence as a long-term asset: both have options, but Edgewater offers more on the water.
