How much does it cost to buy preconstruction in Miami in 2026? Real price ranges by area
From under $500K in Brickell to over $3.5M on the Intracoastal. Here is what each price band buys you and how much you pay during construction.
It is the first question almost every Latin American investor asks me: "Giselle, how much do I need to get into Miami?" The short answer is that you can still buy preconstruction for under half a million dollars. The useful answer depends on the area, the product and how the payments are spread over the construction period.
These are the starting prices in my catalog today, taken from the developers' price lists as of September 2026. They move as units sell, so treat them as a reference, not an offer.
Under $600,000: the entry level
This is where most first-time investors land: studios and one-bedrooms, usually furnished and designed to be rented.
- Millux Place, Brickell: from $486,300, delivery September 2028.
- Domus Brickell Center, Brickell: from $525,900, delivery Q1 2028.
- NoBe Parc, North Beach: from $545,000, delivery 2029.
- ELLA Miami Beach: from $570,000, delivery April 2027.
- Parkside, Brickell: from $572,000, delivery September 2027.
$600,000 to $1 million: more space and recognized names
Two-bedrooms and the first branded projects show up here. One Twenty Brickell Signature Residences starts at $716,000; Delano Residences in Downtown at $700,000 with delivery in 2031; and Cassia in Coral Gables at $828,000.
Over $1 million: true branded residences
This is hotel-serviced branded living. Anantara Residences in Edgewater starts at $1.8 million and The Ritz-Carlton Residences Fort Lauderdale Beach at $3.5 million.
What really matters: how much you pay before delivery
You do not pay the full price at signing. You pay staged deposits during construction, typically 30% to 50% of the price depending on the project, and the balance at closing. Your peace of mind here is the escrow account Florida law requires: the developer can never put that first 10% into the build, and may only draw on the rest if your contract authorizes it.
So before you look at the list price, look at the deposit schedule and make sure it fits your cash flow for the next three years.
